These terms apply to everyone who uses Mickiki, whether browsing, searching, listing property or paying for a plan. By creating an account or using the site you agree to them and to our Privacy Policy. Mickiki is operated by Mickiki Properties.

You must be 18 or over to create an account.

Mickiki is a marketplace that connects people looking for property with property owners, agents and agencies. We are not a party to any sale, rental or short let. We don't own, inspect, value or guarantee the properties listed, and we don't hold deposits or rent.

Verification badges mean we have checked an identity document or business details. They don't guarantee a property, a price, a title or the conduct of a lister.

• View a property in person before paying anything, and never pay a fee just to arrange a viewing.
• Check ownership and land documents, for land especially with the Lands Commission, before you pay.
• Be wary of prices far below similar properties, or pressure to pay quickly.
• Report any listing that looks wrong using “Report this listing” on its page.

• Give accurate details and keep them up to date. Keep your password private; you are responsible for activity on your account.
• Property owners and agents must verify their identity with a Ghana Card or passport. Agencies provide their business details. We may ask for more information.
• Agencies may invite agents to join their team. Agents who accept share their listings and enquiries with the agency until they leave or are removed.
• You may close your account at any time by contacting us.

If you list a property, you confirm that:

• you own it, or are authorised by the owner to market it;
• it is genuinely available, and the price, location, photos and description are accurate and not misleading;
• you will mark it sold or rented, or remove it, when it is no longer available;
• you have the right to use the photos and videos you upload.

Listings from listers who aren't yet verified are reviewed before they go live. We may ask for changes to, refuse or remove any listing, and suspend accounts, for example after reports of fraud, duplicate or misleading listings, or breaches of these terms.

You keep ownership of what you upload, and give Mickiki permission to display, resize and share it on the site and in search engines and social media previews while the listing is on Mickiki.

Property owners can list up to 3 properties free. Agents and agencies can list up to 20 free, and can buy a plan for more. Plans last 30 days and renew only when you pay again; nothing is charged automatically. When a plan ends, existing listings stay live but you can't add more beyond the free allowance until you renew.

Featured listings are shown in the homepage Featured section and first in search results for the period you buy (7 days or 30 days). A featured listing that is removed for breaking these terms is not refunded.

Current prices are shown on the Billing page before you pay. Payments are processed by Paystack. Except where the law requires otherwise, payments are not refundable once the plan or featuring has started. If you were charged in error, contact us with your receipt number.

• Post false, misleading, duplicate or discriminatory listings, or listings for property you have no right to market.
• Ask for payment before a viewing, or use the site to commit fraud.
• Harass other users, or send spam or unsolicited promotions through enquiries or messages.
• Copy or collect listings or users' details in bulk, or interfere with how the site works.
• Post fake reviews, or reviews of agents or agencies you haven't dealt with.

Reviews of agents and agencies must be honest and based on your own experience. We check reviews before publishing them and may decline or remove any that break these terms.

We work to keep Mickiki available and accurate, but we provide it “as is”. Information in listings comes from listers, and we are not responsible for it, or for dealings between users.

As far as the law allows, we are not liable for indirect losses or for losses arising from transactions between users. Our total liability to you is limited to the amount you paid us in the 12 months before the claim. Nothing in these terms limits rights you have that cannot be excluded under Ghanaian law.

We may update these terms. We'll tell registered users about important changes before they take effect; continuing to use the site means you accept them.

These terms are governed by the laws of the Republic of Ghana, and the courts of Ghana have jurisdiction over any dispute.
